Hints To Help YOU when buying your home!

Loan pre qualification makes a statement to the seller that you are not only serious about an offer, but that you have the financial ability to carry the offer through to closing the sale. Pre qualification may also answer some of your important questions. Pre qualification is a lender’s analysis of your general position as a borrower, or in other words, an estimate of what you can afford.

Excellent buys can be made on homes requiring a little touch up. A little paint and soap can make a big difference in the overall desirability of a home. Home prices can be $1000’s apart when one needs only minor repairs.

When you make an offer to buy a home it is common practice that the offer also include a deposit in the form of cash or check. This is called Earnest Money and works with your pre qualification letter to state that you are serious about your offer to buy!

Make sure to price your offer correctly, you wouldn't want to lose the home to a better offer, if you were prepared to pay more.

Be sure that you can be reached after your offer has been submitted. Multiple offers on the same property are quite common, and the ability to quickly counteroffer can make the difference in obtaining the house you want.

The contract is binding only after your offer has been submitted, and accepted by the seller. A full purchase price offer does not guarantee that the seller will accept the offer.

Once your offer has been accepted, I suggest that you contract a home inspector to inspect your future home. You will also need to obtain homeowners insurance before closing. I WILL BE AT THE CLOSING WITH YOU!
